HM Land Registry Data
HM Land Registry CCOD gives the land and property titles UK companies own in England and Wales, returned as land_holdings on Growth and Enterprise.
How Rotuli uses this data
Rotuli uses HM Land Registry's UK Companies that Own Property dataset (CCOD) for corporate title records. The entity response returns them as land_holdings, newest first, with a land_summary that counts every title and a land_data_as_at date for the dataset. Land is reported in sources_checked like every other source.
Records in the response
- Title and tenure
- title_number and tenure (freehold or leasehold) for each title the company is registered as owning.
- Registration date
- date_added, the date the company was registered as proprietor; null where not recorded.
- Registered price
- price_paid in GBP where HM Land Registry recorded one; null otherwise.
- Address
- Postcode only, or null. Full addresses are not redistributed.
Freshness and handling
Publication and cache
CCOD is refreshed when HM Land Registry publishes its monthly dataset, with a maximum cache age of seven days. land_data_as_at on each response states which dataset was used.
Coverage
The dataset covers corporate ownership of registered titles in England and Wales. Scotland and Northern Ireland are served by separate registries and are not covered by this source.
Use and redistribution
This is data licensed for value-added use and must not be redistributed as a standalone dataset, so the API never returns land data on its own: a request whose only source is land is refused.
Limits to preserve in your use case
- A null price_paid means no price was recorded in the source, not that the property has no value or no transaction history.
- The record identifies corporate ownership in the source dataset; it is not a property valuation, title guarantee, or complete beneficial-ownership record.
- Full property addresses are excluded because the Royal Mail PAF licence does not permit redistribution through this API.
